Article 1 – General Provisions & Seller Identity
These Terms and Conditions govern the rental of furnished apartments with hotel-like services offered by RENTY 03.

These terms apply to all bookings made via the Les Écrins de la Haute-Ville website. The guest acknowledges having read and accepted these Terms and Conditions before confirming any reservation.
Article 2 – Purpose and Legal Status
RENTY 03 offers short-term rental of furnished apartments located at 11 Rue de la Balance, 62200 Boulogne-sur-Mer. This rental is subject to the hotel-like accommodation regulations. As such, in addition to accommodation, the rate includes or provides access to the following services:
- Provision of household linens (sheets, towels).
- Cleaning service (end-of-stay cleaning included, mid-stay cleaning available on request for long stays).
- Guest reception (physical welcome or autonomous system with telephone assistance available).
- Possibility of breakfast service (on order or via referenced local partners).
The guest may under no circumstances claim any right to remain in the premises beyond the initially scheduled rental period.
Article 3 – Rates and VAT
Prices are indicated in Euros (€) and include all taxes (TTC). In accordance with RENTY 03's status, rates include VAT at current rates (generally 10% on accommodation).
Tourist Tax: The tourist tax, collected on behalf of the Boulogne-sur-Mer Agglomeration Community, is charged as a supplement or included as shown during payment.
Variation: RENTY 03 reserves the right to modify its rates at any time. The stay will be billed based on rates in effect at the time of order validation.
Article 4 – Booking, Payment and Security
4.1. Booking validation
The booking becomes firm and final after receipt of payment or validation of the bank authorization, depending on the chosen rate. The Guest guarantees full authorization to use the provided payment card.
4.2. Payment methods
Payment is made exclusively by credit card (Visa, Mastercard, American Express) via our secure payment provider Stripe. Transactions are secured by the 3D Secure protocol.
4.3. Payment terms
The credit card charge conditions depend on the pricing plan selected by the Guest during booking:
"Non-Refundable" Rate: The total amount of the stay (100%) is charged immediately upon booking.
"Standard" Rate (Semi-Flexible): The total amount of the stay (100%) will be automatically charged to the provided credit card 14 days before the arrival date. If the booking is made less than 14 days before arrival, payment is immediate.
By validating the booking, the Guest expressly authorizes the Establishment to process these automatic charges on scheduled due dates. In case of payment refusal by the bank (expired card, insufficient funds), the booking may be canceled outright by the Establishment.
4.4. Tourist Tax
The amount of the tourist tax (in effect in Boulogne-sur-Mer) is collected in full when paying the booking balance.
Article 5 – Security Deposit
A security deposit of €300 (three hundred euros) is required for each stay to cover potential property damage, lost keys, or exceptional cleaning fees if the premises are returned in an excessively dirty state.
This security deposit is made by bank pre-authorization (credit card imprint) via our secure payment system. It is not an immediate charge, and funds are not debited from the Guest's account, except in case of proven dispute.
The pre-authorization must be validated before entering the premises. Otherwise, the Establishment reserves the right to refuse access to the accommodation.
The bank authorization will be automatically released within 3 to 7 days following the Guest's departure, minus, if applicable, amounts covering damage or deterioration noted during the checkout inspection.
Article 6 – Cancellation and Modification Terms
The Guest is reminded that, in accordance with Article L. 221-28 of the French Consumer Code, accommodation services provided on a determined date or periodicity do not benefit from the 14-day withdrawal right.
The applicable cancellation and refund conditions are those corresponding to the pricing plan selected by the Guest during booking:
A. "Non-Refundable" Rate
If the Guest opts for the "Non-Refundable" rate, the total amount of the stay is payable upon booking validation. This booking is firm and final. In case of cancellation, modification, or no-show, regardless of cause, no refund will be made.
B. "Standard" Rate (Free cancellation up to 14 days)
If the Guest opts for the "Standard" rate, they benefit from the possibility of canceling their booking free of charge up to 14 calendar days before the scheduled arrival date. In case of cancellation occurring less than 14 days before the arrival date, or in case of no-show, the entire amount of the stay (100%) is due and will be charged/retained by the Establishment.
Cancellation by RENTY 03: In case of force majeure or exceptional circumstances (disaster, urgent work), RENTY 03 will refund all amounts paid without the guest being able to claim additional compensation.
Article 7 – Check-In and Check-Out
Check-In: Apartments are available from 4:00 PM. Check-in can be done autonomously via secure key box.
Check-Out: Apartments must be vacated no later than 11:00 AM. Any unauthorized overstay may result in billing for an additional night.
Article 8 – Use of Premises and House Rules
8.1. Purpose of premises
The Guest will enjoy the premises peacefully and use them in accordance with their purpose (residential tourist accommodation). They commit to returning the apartments in good condition of cleanliness and maintenance.
8.2. Strict prohibitions
Smoking/Vaping: It is strictly forbidden to smoke or vape inside the apartments and common areas.
Parties and Disturbances: Parties, gatherings, and any activity generating noise disturbances (music, shouting) are strictly prohibited, day or night, out of respect for the tranquility of the Haute-Ville neighborhood.
Safety: The use of candles or open flames is prohibited.
⚠️ Sanction: Non-compliance with these prohibitions will result in immediate contract termination without refund, immediate expulsion of occupants, and a flat-rate retention on the security deposit (minimum €150 for deodorization or disturbances).
8.3. Occupancy capacity and pricing
The base rate displayed for each apartment is for 2 people maximum. The maximum authorized occupancy capacity is 4 people for all apartments:
- L'Écrin d'Ambre (Ground Floor) - MT n° 160-25-132: 4 people max.
- L'Écrin d'Opale (1st Floor) - MT n° 160-25-138: 4 people max.
- L'Écrin de Perle (2nd Floor) - MT n° 160-25-139: 4 people max.
Supplement for additional occupants: Beyond 2 people and up to 4 people, a supplement of €15 per additional person per night will be charged. This supplement must be declared and paid during booking or, otherwise, billed during the stay.
⚠️ Exceeding maximum capacity (more than 4 people):
Any exceeding of the maximum authorized capacity constitutes a serious violation of house rules (risks regarding fire safety, insurance, and civil liability). This violation will automatically result, without prior notice:
- Immediate termination of the rental contract without any refund;
- Immediate expulsion of occupants without notice;
- Full retention of the security deposit (€300);
- Billing of a flat penalty of €500 for serious violation of house rules, as a penalty clause.
This penalty may be claimed even after the Guest's departure if the excess is noted afterwards (testimonies, material evidence).
8.4. Pets
Pets are not accepted (except with prior written agreement from RENTY 03 and payment of any applicable supplement).
Article 9 – Liability and Insurance
RENTY 03's liability cannot be engaged in case of theft or damage to personal belongings in the apartments. The guest is required to verify that they have "vacation rental" insurance (often included in their primary home insurance). The guest is responsible for all damage occurring due to their fault.
Article 10 – Personal Data (GDPR)
Information collected during booking is subject to computer processing intended for rental management. In accordance with the "Data Protection and Liberties" law and GDPR, you have the right to access and rectify information concerning you.
Article 11 – Applicable Law and Disputes
These Terms and Conditions are governed by French law.
Amicable dispute resolution
In case of dispute between the professional and the consumer, they will endeavor to find an amicable solution.
Consumer mediation
Failing an amicable agreement, the consumer has the possibility to refer free of charge to the consumer mediator to which the professional reports, namely the Association of European Mediators (AME CONSO), within one year from the written complaint addressed to the professional.
Referral to the consumer mediator must be made:
- either by completing the form provided for this purpose on the AME CONSO website: www.mediationconso-ame.com;
- or by mail addressed to AME CONSO, 197 Boulevard Saint-Germain - 75007 PARIS.
Competent jurisdiction
In the absence of amicable or mediation resolution, express jurisdiction is attributed to the Commercial Court at the location of RENTY 03's registered office, or to the competent court according to common law rules for consumers.
